Live in villas when on business tours

Top honchos of the corporate world will have their own villas to live in when on their business tours.

Royal Palms, a part of the Mumbai-based Amir Group of companies, has built 120 luxury villas in Mumbai's Goregaon suburb.

It will be open for corporate travelling to the city on business.

The idea is to create the famous luxury villas seen in places like Bali in Rajasthan.

The villas called 'Palms Hotels' will have on offer 1200 ft of personal space with a living room, a bedroom and a bathroom with jacuzzi.

Besides, they will offer a private swimming pool and a massage table on the terrace. Butler service too would be attached to each villa.

Also on offer is an 18-hole golf course too.  With a claimed seven star service on demand, a night's stay at the villa hotel will cost Rs 15000.

"We want to create the Bali experience of a grand lifestyle set in an equally grand setting, with comprehensive infrastructural facilities in India. I believe people look for more and more luxury and customers do become more demanding. The idea here, is to give the corporates their very own luxurious space," says Norman Proven, general manager, Royal Palms.

Total investment in the project has been Rs 90 crore (Rs 900 million) with each room being built at the cost of Rs 75 lakh (Rs 7.5 million).

The villas will have a private, in room dining facility, which will be available along with two restaurants and a bar.

"The concept of private villa's is happening around the world and is the first of it's kind in India," says Proven.

Royal Palms has already made presentations to the corporates who have shown a positive response to the idea.  "We are talking to the corporate houses and individual businessmen who do corporate bookings for their top managerial level people. They are amongst the rich and famous and live a fast track life," said Proven.

"What they look for is service for money and five figure rent for a day is no big deal for them. Quality and comfort is what matters to them," he claimed.

"The most important thing is that this target group likes to stay away from the hustle and bustle and would prefer to be with themselves and their work. Visitors are looking for peace and quality time, which we will offer," Proven added.

The hotel is expecting an occupancy rate of 70 per cent in the first year and was expected to break-even in two years.

"Supply and demand for hotel rooms in India is incredible and an idea like this, has been welcomed by the corporates. We would built a package if the client plans to stay for a long time at the villa.

"We have signed an agreement with a marketing arm, great hotels in the UK, which will
list us in their hotel directory and do local marketing for us as well.We too would be taking up marketing to promote our new venture," said Proven.  The hotel aimed to get new corporate clients and was in talks with airlines to bring in more customers.

It was in talks with companies like Lehman Brothers and McKinsey for tieups.

Royal Palms was the operator of the Rs 150 crore (Rs 1.5 billion) five-star hotel Royal Palm Park Plaza in association with global hospitality major Carlson Group in Mumbai.
