With a price tag of Rs 100 crore (Rs 1 billion), a developer is selling a penthouse in Gurgaon near New Delhi as ‘India's most expensive apartment’, while promising a private swimming pool and access to a roof-top helipad.

The 10,000-square feet top-floor apartment is being sold by Raheja Developers in its Gurgaon's Revanta project, where the company already claims to have sold over 90 per cent of units to "NRIs and big names in business".

The developer is also projecting the project as 'tallest building in North India' with 60 floors, while the Rs 100 crore single penthouse is on the top two floors.

The price tag is comparable to some of the ultra-costly luxury villas launched by the developers in the recent past. Last year, Tata Housing announced a project in central Delhi with individual villas in the price range of Rs 130-170 crore (Rs 1.3-1.7 billion).

While residential prices upwards of Rs 1 lakh per sq ft are not unheard of in Mumbai, it is only for the first time in Delhi-NCR that a developer has broken this ceiling. With a per sq ft price of over Rs 1 lakh per sq ft, the property is reserved only for multi-millionaires.

As per the company's spokesperson, the property is not open for general public and proper due diligence is being done before taking any discussion forward with any prospective client.

"Over 90 per cent of the units in this community are sold out, mostly to NRIs and big names in business," Raheja Developers ED Nayan Raheja said.

This penthouse would sport a private swimming pool overlooking the Aravali mountains and access to helipad on the roof.

The floor to floor height would be over 15 feet while all interior fittings and fixtures would be supplied by luxury brand Versace.

With over 6 bedrooms and a private clubhouse, this palatial home would also sport artificial intelligence home automation system giving the users the ability to "talk" to their homes with simple commands like opening curtains/lighting control/climate control.

This project is being built by Arabtec, which has also built the Burj Khalifa -- the tallest building in the world.
