DLF lines up 2 integrated townships in Bangalore

DLF,  a Delhi-based integrated real estate development company, as part of its strategy for the Bangalore real estate market has lined up two integrated townships worth altogether Rs 400 crore (Rs 4 billion).

According sources in the real estate sector, the company plans to invest close to Rs 400 crore in the two townships to come on Hosur Road and Bannerghatta Road.

A similar investment opportunity is also being explored in north Bangalore.

The company has already taken possession of land and the townships are to be built on two 80 to 100 acre plots.

DLF's integrated townships are to have residential, hotel, office space and retail under one roof.

DLF in Bangalore this year has plans to launch one residential project of 4.41 million square feet in April and two projects of 6.32 million square feet each in October along with a retail development of 0.72 million square feet.

All the project are scheduled to be completed by 2010.

Early last year, the company bought Bhoruka's factory land located on Mahadevapura main road in Whitefield and is building 1.7 million square feet of office space there.

At Whitefield, the company plans to build four office blocks and one signature building on 15 acres of land.

Titled 'DLF Technopolis@Bangalore', the project has been designed with a fusion of open and covered spaces.

"Under the first phase of construction, we have taken up 2.50 lakh square feet of office space and the entire space has been committed by a few companies. The project is to be ready by 2007. Currently, we are on a look-out for anchor tenants," a senior company official said.

In south India the company has projects going in Hyderabad and Chennai.

DLF in Bangalore has land reserves of 242 acres, in Chennai 113 acres and in Hyderabad 40 acres.

In these cities, the company is going in for integrated tech cities. Already 3 million square feet has been taken up for construction. Both Chennai and Hyderabad projects have been approved as special economic zones.
